Office Closure

NOMAR & GSREIN offices will be closed on Friday, April 14 for the Good Friday holiday. We will reopen for normal business hours on Monday, April 17.

 

Room Sizes Are Required

Section 1.2 DETAIL ON LISTINGS WITH THE SERVICE:

All listings must have realistic room sizes (kitchen, bedrooms, living room) and lot dimensions. If property is gutted it must be stated in Public Remarks. Listings with no room sizes will besubject to action as stated in Section 7(e).04/2016

**Please note** Room sizes are not required for Multi-Family or lease listings. Room sizes are also not required for listings in fair or poor condition.

 

Withdrawn Rule

Section 1.5 WITHDRAWAL OF LISTING PRIOR TO EXPIRATION:

Listings may be withdrawn from the multiple listing service by Participants prior to the listings expiration date. As a matter of local discretion, MLSs may require that a copy of the agreement authorizing withdrawal be submitted.”

Sellers do not have the unilateral right to require an MLS to withdraw a listing without the listing broker's concurrence. However, when a seller(s) can document that his exclusive relationship with the listing broker has been terminated, the Multiple Listing Service may remove the listing at the request of the seller. (Adopted 06/2014)

A listing cannot be withdrawn and relisted by the same brokerage prior to the expiration date of the original listing. If a listing is withdrawn temporarily, the original listing must be reactivated rather than entered as a new listing.

When a listing is cancelled and all necessary signatures have been obtained on a cancellation agreement, the expiration date may be changed to reflect the date on the cancellation agreement. When a listing has been cancelled, said property cannot be relisted for a period of 30 days. (Amended 11/16)

Fair Housing Advertising

As many of you have noticed, we now have a new feature in MATRIX that alerts you to possible Fair Housing Advertising Word violations.

This feature alerts you to possible HUD violations at the time you click the submit button.

If you are alerted to a possible violation, please click the "continue editing" button to review the public remarks section on your listing and modify if necessary.

This feature does not hinder you from submitting your listing. You do still have the ability to submit the listing with the possible violations by clicking the "Submit Listing" button.

As you know, the GSREIN MLS Rules & Regulations require Residential Property Disclosures to be attached to each applicable residential listing in the MLS.

This form must be complete in every way. These forms are available atwww.lrec.state.la.uswww.NOMAR.org, Instanet, and Zipforms.

If a residential property is listed in the MSL and is exempt from the Residential Property Disclosure rule, there must be a completed exemption included as an attachment. Please see the MLS rule regarding Residential Property Disclosures below:

Section 1.2.5 LOUISIANA RESIDENTIAL PROPERTY DISCLOSURE REQUIREMENT:

Effective January 1, 2010 the Residential Property Disclosure will be REQUIRED to be attached to all applicable listings in the MLS within 7 days of listing entry unless the property is exempt from the Residential Property Disclosure, or unless written documentation requesting that the disclosure form not be uploaded to the MLS is signed by the Seller and submitted to the MLS. (Amended 04/26/2013)

Please also note that as of January 1, 2017 LREC has updated the Residential Property Disclosure form. Any applicable residential listing that was entered into the MLS after January 1, 2017 must include the updated version of the Residential Property Disclosure form.

Residential Property Disclosures

Instanet Transaction Desk Updates

Contacts, Legal Name and Preferred Signatures  

When adding a contact to a transaction, sometimes you want the contact to have a different name than the legal name they will use in a contract and for signing. TransactionDesk has the flexibility to handle different situations.

Below is an overview

1. The “regular” name of a contact is first name and last name. If you make no other changes (e.g., don’t use legal name), the contact name will be used for contracts and signatures. In the example below it is “Joe Smith”.

2. The Legal Name allows you to use a different name than the name of the contact. In this example, I know the buyer as Joe, but his legal name is Joseph Smith and he will sign using that name.

3. Because I entered a Legal Name, the Legal Name will be used in the forms in this transaction instead of the contact name.

4. If you change the name of a buyer or seller in a form, it will change the legal name in the contact and in other forms. It will not change the contact name (Joe Smith, in this example).

5. There are also fields for Preferred Signature and Preferred Initials.

Sometimes a trust or corporation is involved in a sale or purchase. The Legal Name is made to handle these situations. In the example below:

1. I know my contact as Joe Smith, so that’s what’s in the first and last name fields.

2. The seller and legal owner of the property is actually The Smith Family Trust, so I enter that into the Legal Name field and that will populate the Seller field in my forms.

3. Joe will be signing for the trust using his legal name, Joseph Smith, so that’s what I’ve entered into the Preferred Signature field. That will be used when I add him to a signing in Authentisign. In some cases, in some forms, that Preferred Signature field will also be mapped to the name label below the signature line.

Have you been using the Checkit Feature?

The Checkit function can be found on listings with statuses of Active, Under Contract, Pending Continue to Show, Open Predication, Leased, Sold and Withdrawn.

Steps for using the Checkit Feature Can be Found Below.

• For existing listings, click the input tab in the gold bar at the top of Matrix

• Enter your MLS Number and click "edit"

• Click "Checkit"

• Any potential system-detected violations will be highlighted in RED

• For new listings, change the status to active

• Click "Submit"

• Click "Checkit"

• Any potential system-detected violations will be highlighted in RED

Supra End of Showing Notification

GSREIN has elected to enable this feature and it is available at no additional charge.

If you are set up to receive showing notifications, you will automatically receive end of showing notifications as well whenever an eKEY or XpressKEY opens one of your keyboxes.

You can also designate additional recipients to receive beginning and ending showing notifications via email for all of your keyboxes, or via email or text for a specific keybox.

This can be helpful if you want to share this information with your broker, assistant, or the homeowner.
