Unbranded Virtual Tour or Video Walk Through to Show Listings

We understand that doing business in these unprecedented times can be difficult. With showings and broker tours being postponed more and more due to the threat of COVID-19, we would like to encourage you to use the option of a virtual tour or video walk through to show your listings. 

If you would like to make your own unbranded video walkthrough and upload it to YouTube, you can then insert the link to the YouTube video into the unbranded virtual tour field. 

**Note- If using a YouTube video, please be sure that the video itself and YouTube channel are completely unbranded. Also, remove the https:// from your link, or the link will not work.

 

No Showings at Sellers Request and Withdrawn Status Provisions for your sellers

Your seller decides they do not want their property to be shown at this time during the Coronavirus crisis. How do you handle this in Matrix?

You have two options…

Option #1

If your Seller wishes for their property to remain on the market, but does not want showings at this time, the listing agent updates two Matrix fields “Agent’s Remarks” and “Showing Instructions”with the statement “No Showings At Sellers Request”.

Option #2

If your seller wants their property taken off the market you can change the listing status to "Withdrawn". In Matrix when a property is in “W” status, the Days On the Market stops. Keep in mind while in “W” status you cannot market nor show the listing and you or your seller would remove the sign from the yard while the listing is in withdrawn status. 

When the seller is comfortable with showing the property again, the property can be changed back to Active. Watch your expiration dates and get necessary extensions. After the listing expires it cannot be changed back to “Active”.

For your protection you must get written permission from your seller to withdraw the listing and written permission from the seller to put it back on the market. You can use the “Listing Exclusion Form”.

You will not be required to provide them to GSREIN during this time. But keep them for your records. You will be advised when this crisis is lifted and the policy of submitting the Exclusion Form to GSREIN is reinstated.

Since real estate services are currently allowed to continue we urge you to follow the guidelines of no more than 10 people together and to maintain social distancing. Please exercise caution and adhere to the instructions coming from our government agencies.
